Sequencing Construction When the Site Fights You
On a tight site the schedule is a logistics problem wearing a calendar.
A schedule on an ordinary site is a list of activities with durations. On a genuinely constrained site it is something else: a plan for moving material and people through an opening that does not get bigger, in an order where each step has to clear before the next can begin.
The governing fact is usually space rather than time. A tight urban site has nowhere to put anything. Material arrives when there is room for it and not when the schedule would prefer, work proceeds where there is access rather than where it would be efficient, and the sequence is determined by what physically fits. Teams accustomed to sites with a yard consistently underestimate this, and the underestimate does not surface until the build is underway.
The second fact is that the street is not yours. Deliveries, hoisting and the hours in which any of it may happen are constrained by a city that is entitled to carry on around the work. That converts a logistics problem into a permissions problem with its own timelines, and it means capacity cannot simply be bought when a schedule slips.
The third is that sequence choices are irreversible in a way that design choices are not. A drawing can be revised. A pour cannot, and neither can the order in which things were installed around it. So sequencing decisions get made early, on incomplete information, and then constrain everything afterward, which is the same structural problem as every other stage of this job and is sharper here because it is physical.
What the developer contributes is not the sequence itself. That belongs to people who do it for a living and are better at it than I am. What the role contributes is making sure the sequence is being designed rather than inherited, that the constraints it assumes are the real ones, and that somebody has asked what happens when a step takes longer than planned. On difficult buildings something always does.
The claim I will defend is that sequencing should influence design far earlier than it usually does, and that most teams treat it as a downstream consequence. A building that is straightforward to draw and awkward to build on its particular site has had a cost quietly moved into a phase where it is harder to see and much harder to remove. Architects reasonably respond that letting buildability lead produces timid buildings, and that the interesting ones were all difficult to build. I agree with the second half. I do not think it follows that the question should be asked late.
The honest limit is that a constrained site is simply slower and more expensive and no amount of planning removes that. Cleverness in sequencing reduces the penalty. It does not eliminate it, and a developer who promises otherwise is either inexperienced or selling something.
The people who solve this are the construction manager and the superintendent running the job, and the good ones know things about a site that never appear in any document. Retain them early enough to influence the design, not just to execute it.
